EC vs BTO vs private condo

Three routes to a home. Which wins depends on income, timeline and how long you plan to stay.

Short answer

BTO is usually cheapest but has the strictest rules and longest wait. A private condo is the most flexible and most expensive. An EC sits between: condo facilities at a lower price, but with income limits and a MOP of 5 years (older sites) or 10 years (sites tendered from 8 May 2026).

How to choose

  • If your income fits and you can wait, BTO usually gives the best price.
  • If you want condo facilities, are within the ceiling and can commit to the MOP, an EC deserves a close look.
  • If you are above the ceiling or need to sell early, a private condo is simpler.
