How to read psf
- Indicative is not final. Developers set prices at launch, and early quotes from agents are guides.
- Average and median differ. A median is the middle sale; an average can be pulled up by a few expensive units.
- Psf changes with unit size. Smaller units usually cost more per square foot but less in total.
- Compare tenure. Freehold costs more than 99-year leasehold. See freehold vs leasehold.
Turning psf into a budget
Multiply psf by the unit's size in square feet. For example (illustrative only): an 800 sq ft unit at $2,300 psf is $1,840,000. Then add stamp duty (calculator), legal fees and renovation, and check the loan limit with the mortgage calculator.
