Lucerne Grand is the more accessible of October's big launches on entry price: a $1.498M 2-bedder is within reach of many upgraders who combine HDB sale proceeds and CPF. The MRT link is the draw, and the retail on the ground floor adds convenience.
Be careful comparing psf across projects. Lentor Gardens Residences traded at a median of $2,357 psf in July, but Lentor and Jurong Lake are different locations with different transport, so look at walking time to MRT, tenure, unit size and stack, not just psf.
Who it suits
- First-time condo buyers and HDB upgraders with a budget around $1.5M to $2M who want a short walk to the MRT.
- Buyers who work in the west (CDL describes Jurong Lake District as Singapore's largest business district outside the city centre).
