New launch condos in Singapore: what is launching this month

Three big launches land in October and a fourth follows in 2027. Here is the plain-English version, with real numbers, so you can decide before the sales gallery does it for you.

Three large private condo launches are lined up for October 2026: Thomson Reserve (1,268 units, launch due in Q4), Lucerne Grand (570 units, 61.4% sold on launch weekend) and The Serra Residences (133, freehold, official launch 16 October). UOL's Dorset Gardens (about 428 units) is slated for the first half of 2027. Developer indicative prices run from about $2,251 psf at Lucerne Grand to a guide price from $3,120 psf at Serra; Thomson Reserve has none yet. Developers sold only 153 new homes in August, so supply is about to rebound.

  • Lentor Gardens Residences sold 270 of 499 units in July 2026 at a median of $2,357 psf, the market's top seller that month, according to EdgeProp.
  • Dunearn House sold 212 of 380 units at $3,111 psf in July.

Market context: why October matters

August was quiet because no new project launched and it overlapped with Hungry Ghost Month, not because buyers vanished. October brings the biggest cluster of launches of the year, which is why previews are already open. Analysts quoted by EdgeProp expect price growth of about 2% to 5% for 2026; CBRE's own forecast is 2% to 4%. These are forecasts, not guarantees.

CCR, RCR or OCR: which suits you?

  • OCR (suburban): usually the lowest entry price and the most launches. Lucerne Grand sits here.

The HDB upgrader checklist
