Selling property in Singapore: timeline, costs and SSD

Short answer

Selling takes about 3 to 4 months from listing to completion †. Net proceeds are the sale price less outstanding loan, CPF refund with accrued interest, agent commission, legal fees and any Seller's Stamp Duty if you sold within the SSD holding period (four years for homes bought on or after 4 July 2025, three years for earlier purchases).

Steps

  1. Check MOP and any SSD.
  2. Get a valuation and compare nearby transactions.
  3. Choose an agent or sell yourself; set a price.
  4. Grant the Option to Purchase and receive the option fee.
  5. Complete the sale; repay loan and refund CPF.

Net proceeds

Proceeds = sale price − outstanding loan − CPF refund with accrued interest − commission − legal fees − SSD. Build this before you commit to buying the next property.
