HDB's provisional results show a top bid of $163,903,000 from SNC3 Realty, HS Invesco and Kay Lim Realty, about $825 per square foot per plot ratio. That is higher than any EC site on HDB's list of sites sold (our arithmetic). HDB had not announced an award as of 6 Oct 2026.
What HDB published
- HDB launched the tender on 26 May 2026. Its provisional tender results list all 13 bids. Second was Intrepid Investments and TID Residential at $159,434,000 (about $803 psf ppr). Third was Apex Asia Beta Investment Three, BHCC Development (Project 2) and HSB Developments at $158,600,000 (about $798 psf ppr).
- The 99-year leasehold site at Canberra Drive covers 11,535.4 sq m, with a maximum gross floor area of 18,457 sq m. HDB estimates about 185 homes.
- HDB still listed the results as provisional on its land tender results page on 6 Oct 2026.
- The tender closed after 8 May 2026, so the tighter EC rules apply: a 10-year MOP, no Deferred Payment Scheme and a 90% first-timer quota (MND, 8 May 2026). See the new EC rules.
- It also closed after 24 Aug 2026, so buyers face the S$18,000 household income ceiling (HDB, 23 Aug 2026).
How it compares
- On HDB's list of EC sites sold, the previous highest land rate was about $794 psf ppr, for the Woodlands Drive 17 site that closed on 13 Jan 2026 (our arithmetic from HDB's price and floor area).
- The last EC site with more bids was Sumang Walk, which drew 17 when it closed on 27 Feb 2018. No EC site on HDB's list since then drew more than 9.
- The plot ratio works out to 1.6 (our arithmetic), so the site yields relatively few homes for its size.
What it means for buyers
Our reading, not a forecast: a land cost of about $825 psf ppr is a high starting point for the developer, and the tighter rules (10-year MOP, no DPS) did not put bidders off. No selling price or launch date has been released, so how buyers respond will only be known at launch.
