Short answer
A typical tenancy is for one or two years with a security deposit of one month's rent per year of tenancy (a convention, not a rule, so it is negotiable). Always sign a written agreement that covers repairs, the diplomatic clause, and early termination. By default the tenant pays stamp duty on the lease, unless the tenancy agreement says otherwise.
For tenants
- Read the inventory list and photograph the condition at move-in.
- Clarify who pays for aircon servicing and minor repairs.
- Ask for the diplomatic clause if you may leave early.
- Confirm the lease allows your intended occupants.
For landlords
- HDB flats can only be rented out whole after the MOP, and with limits on foreign tenants.
- Private property: the legal minimum stay is three consecutive months, so short-term rentals are not allowed. Check the condo house rules as well.
- Report rental income to IRAS; you may deduct allowable expenses.
