What it means for buyers
Our reading: a tender close only tells you what developers will pay for land. Homes on these sites reach buyers well after an award, and no price or launch date exists for any of them. For earlier results, see the Lorong Puntong and New Upper Changi Road awards, and the launch tracker.

Frequently asked questions
When do the Marina Gardens Lane and Orchard Boulevard tenders close?
Both close at 12 noon: Marina Gardens Lane on 15 Oct 2026 and Orchard Boulevard on 29 Oct 2026, per URA's 13 Aug 2026 release.
How many homes can the East Coast Road site yield?
About 85, on URA's estimate, with tenders closing at 12 noon on 3 Dec 2026. The developer's final count may differ.
What is the difference between the confirmed list and the reserve list?
Confirmed-list sites are put out for tender on URA's timetable. A reserve-list site goes to tender only if a developer applies and the minimum price in the application is acceptable to the Government. URA says the Government may also launch a site when more than one unrelated party submits a minimum price close to the Government's Reserve Price.
