What happened
- URA launched the tender on 25 Jun 2026 and awarded it on 18 Sep 2026 to Eco World Development (S) Pte. Ltd. for $208,099,000. The site is 4,283.4 sq m, with a maximum gross floor area of 11,994 sq m, on a 99-year lease.
- URA's tender-closing notice of 15 Sep 2026 lists seven bids, matching EdgeProp and Stacked Homes. URA names the second-placed tenderers as Intrepid Investments Pte. Ltd. and TID Residential Pte. Ltd., and the third as SMCL Oasis Pte. Ltd.
- Second was a Hong Leong Holdings and TID joint venture at $187.33 million ($1,451 psf ppr). Third was Sunway MCL at $185.38 million ($1,436 psf ppr). EdgeProp puts the winning bid 11.1% above second place.
- This is Eco World's first Government land sale tender in Singapore, according to EdgeProp.
"Psf ppr" is the land price divided by the floor area the site is allowed to build. It is a land cost, not what a buyer pays.
Record or not?
EdgeProp calls the bid a record for a pure residential site in the Rest of Central Region, above $1,515 psf ppr at Berlayar Drive in Aug 2026. Stacked Homes quotes analyst Nicholas Mak saying it is only 0.3% below the $1,616.77 psf ppr UOL paid for Orchard Boulevard in Feb 2024.
What it means for buyers
Analysts quoted by EdgeProp say homes here could launch from $3,000 psf. Stacked Homes gives $3,000 to $3,100 psf. Those are estimates, not developer prices, and no launch date has been announced. ERA's Marcus Chu is quoted by Stacked Homes as cautioning that higher land costs do not automatically mean buyers will accept higher selling prices. Newmark's Wong Shanting, in the same article, flags a risk that pricing and demand may not match when the project launches.
