What is confirmed
- URA's 2H2026 programme, announced on 3 Jun 2026, has 4,745 private homes on the confirmed list, including 735 EC units. EdgeProp reports that the EC site is at Jurong East Avenue 1. See our summary of the 2H2026 land sales.
- ERA's reproduction of the release and Yahoo News Singapore (20 Sep 2026) both say the tender is slated for December 2026. Yahoo says an exact date has not been confirmed.
- EdgeProp and Yahoo describe it as the first new EC in Jurong East in nearly 30 years, since Westmere in 1996.
- The tender is expected to close after 24 Aug 2026, so the S$18,000 income ceiling applies, and so do the 10-year minimum occupation period (MOP), no Deferred Payment Scheme and a 90% first-timer share. See the new EC rules.
Where sources differ
An agent-run Jurong East EC location page (a marketing site, not HDB or a developer) also gives December 2026 for the tender. It quotes an "indicative land bid" of about $1,090 psf ppr and a launch range of $1,400 to $1,600 psf. We could not find either in official or press sources. No tender has opened, so no bid exists. We have not used those figures.
What it means for buyers
Our reading: this is a land-supply item, not a launch. An EC site goes to tender, a developer wins it, and homes usually go on sale many months later. Nothing here tells you a price. Check your own eligibility with the EC eligibility calculator, and follow dates on the launch tracker and the EC hub.
