Short answer
Older ECs: live in the unit for a 5-year MOP, then sell to eligible Singaporeans, and the EC is fully private after 10 years. ECs on land tendered from 8 May 2026: 10-year MOP, fully private after 15 years. Which applies depends on the land tender date.

Practical points
- The clock starts at key collection or completion, not at purchase †.
- If TOP is in 2030, a 5-year MOP would end around 2035 and a 10-year MOP around 2040 †.
- Plan for the full MOP. Early exit options are limited.
