Rivelle Tampines sold 2 at $1,949 psf, with 16 unsold. Aurelle of Tampines sold none, with 3 unsold. Lentor Gardens Residences sold 22, Dunearn House 10 and Union Square Residences 21.
All figures are URA's developer sales data for the reference month of September 2026, as at the end of that month. Developers supply the data to URA. The median and the range cover only the units sold in that month.

Coastal Cabana
It is the only one of the three with a large unsold count. URA shows 19 sales in September at a median of $1,811 psf, compared with 12 sales at $1,830 in August. The median was $19 psf lower than August's, though each month's sales are a different mix of units, so it is not a like-for-like price change. Unsold units went from 134 to 122.
One detail to know: URA's running total of units sold rose from 614 to 626, a gain of 12, while its monthly figure shows 19 sold. URA says its monthly data is accurate as at month end and that actual sales can be lower if an Option to Purchase lapses after the reference month. We have not tried to reconcile the two figures and we use URA's total for the month named.
Rivelle Tampines
URA shows 2 units sold in September at a median of $1,949 psf, against 6 sold at $1,944 in August. The running total of units sold fell from 558 to 556, and unsold rose from 14 to 16. URA's own note says totals can drop when an Option lapses after the reference month. We cannot tell from URA's page which units are involved, so we do not say why the total moved.
Aurelle of Tampines
No change from August: 757 of 760 units sold, 3 unsold, and no sale in September.

- Our reading: for an EC buyer, the stock in this data is narrow. Aurelle has 3 units unsold, Rivelle has 16, and Coastal Cabana has 122. URA's data does not say which units, if any, are on offer.
- Monthly sales move around. Coastal Cabana sold 12, then 19. Dunearn House sold 18, then 10. Two months do not make a trend, and we do not read one into them.
- Medians depend on which units sold that month (floor, size, facing), so a month-to-month change in median psf is not the same as a price rise or fall.
