For context, HDB's resale price index slipped 0.1% in 3Q2026 to 202.5 (HDB's final figures, 23 Oct 2026; its 1 Oct flash had said 0.2%). In 2Q2026 it fell 0.3% to 202.8 (HDB's final figures, 24 Jul 2026). HDB's final figures also show 7,645 resale transactions in 3Q2026, up 19.5% from 6,396 in 2Q2026. See our items on the 3Q2026 final figures, the 1 Oct 2026 flash and 2Q2026 HDB resale. Our reading: the two can sit side by side, because the index covers every resale flat and these sales are a small slice of them.
What does a million-dollar flat mean if you are an HDB upgrader?
Our reading: it is a data point, not a price for your flat. It is a small and concentrated slice of resales: mostly larger flats in a handful of towns. Your own flat's price depends on its town, type, storey, lease and the recent sales near it, and HDB's dataset lets you look those up.
If you are weighing a move from HDB to private property, our upgrading from HDB guide covers the move. How resale buying works, including the grant and valuation steps, is in the HDB resale flat guide. Loan limits are in the home loan guide and TDSR and MSR explained. The wider HDB hub links to the rest.
How did we count?
- Dataset: HDB's "Resale flat prices based on registration date from Jan-2017 onwards" on data.gov.sg. It held 243,399 records when we captured it on 23 Oct 2026. Its metadata shows it was last updated 23 Oct 2026, 02:10 SGT.
- Threshold: resale price of S$1,000,000 or more. A flat sold at exactly S$1,000,000 counts.
- Date: month of registration, not the date of the option to purchase or completion. October 2026 is partial.
- What HDB leaves out: HDB says the dataset excludes resales that may not reflect the full market price, such as sales between relatives and part shares. It also says floor area is approximate and prices are indicative only.
- What we did not do: we did not count all resales, so this page gives no percentage of the market. We also publish no block numbers.
The count is ours. If you need a number you can quote, open the dataset and filter it yourself.
